Where to Start 

Parks Canada is the land use and development authority for the Jasper townsite. Start your building journey with the Parks Canada page on applying for permits to build or renovate in the park.  

What Happens to Your Application 

Parks Canada reviews all development applications for the Jasper townsite. Once Parks Canada deems an application complete, the file is circulated to the Municipality of Jasper.  A chart demonstrating the pathways your application goes though in the process of review

What Well Review  

We’ll review your proposed development application for impacts to municipal infrastructure, services, and operations. Not every area of review applies to every development.  

If your proposed development will impact municipal infrastructure, services or operations, we will contact you directly. We’ll identify the specific municipal requirements applicable to your project and let you know about any required submissions, approvals, fees or next steps. We’re available to support you through the process.

Connections to municipal utility services  

  • Water and sanitary servicing 
  • Connection locations 
  • Service sizing 
  • Inspections 
  • Any required modifications or upgrades to municipal infrastructure 
This review is also relevant for connecting an RV to municipal utility services on a lot in town (available for rebuild projects only). 

If this applies to your project, you will need to provide a Development Utility Agreement 
Any building construction, renovation or demolition project over $5,000 If this applies to your project, you will need to provide a Fire Safety Plan .

Stormwater, drainage and grading  

  • Grading plan (with geodetic elevations at all four property pins) 
  • Stormwater management plan 
  • Any impacts to neighbouring properties or municipal infrastructure  
  • Cabin Creek-specific grading requirements  
Added dwelling unit (e.g. a basement, garage or garden suite, or subdivision of a single-family home into a duplex) 
  • Number of net new residential dwelling units 
  • Calculation of any applicable off-site levies  
Increase in institutional or commercial floor space 
  • Amount of net new non-residential floor area 
  • Calculation of any applicable off-site levies  
Solid waste and recycling  
  • Wast bin location 
  • Waste bin enclosure design  
  • Collection vehicle access 

These reviews are predominantly for commercial and multi-unit developments.  

Vehicle access and transportation  Smaller residential properties: 
  • Potential impacts of driveway on municipal infrastructure 
Larger residential, commercial, and institutional properties:  
  • Site access/egress 
  • Sightlines 
  • Turning movements 
  • Intersections  
  • Potential traffic impacts 
  • Potential impacts on municipal infrastructure 
Municipal roads, lanes, boulevards, sidewalks, curbs and gutters   
  • Proposed changes to municipal infrastructure 
  • Impacts to municipal infrastructure 
Parking-related requirements
